In this interview, Managing Broker Kolton Villa shares key lessons from his journey, from flipping houses to leading a growing real estate office.
Kolton began in real estate by flipping houses around 2014 to 2015 before earning his license in 2017. Like many agents, it took him several months to secure his first client. During that time, he stayed consistent by hosting open houses, reaching out to his network, and building a simple contact database. His early success came from focusing on conversations and relationships rather than chasing every new marketing strategy.
As his career grew, Kolton expanded into commercial real estate, drawn to the analytical side of evaluating investments and property income. Today, his work includes both residential and commercial transactions.
He later helped launch the Nevada office for PAK, focusing on building strong systems and support for agents. With a collaborative team and clear processes in place, the office has grown steadily, increasing both its transaction volume and its agent support structure.
Kolton believes strong systems play a big role in helping agents succeed. Clear processes, leadership support, and accessible resources allow agents to focus on serving their clients while continuing to learn and grow. When agents have the right structure around them, they can handle challenges more confidently and build a more consistent business.
Stay consistent and trust the process. Kolton encourages agents who feel stuck to keep their strategy simple and stay consistent with daily actions. Building relationships, talking to people, and focusing on activities you enjoy can help you stay motivated and create long-term momentum. He also emphasizes that real estate is ultimately about connecting with people. When agents in the market work together and provide better service to their clients, everyone benefits.
He believes collaboration matters, even among agents from different offices or companies. In a busy market, chances are agents will cross paths in transactions, and it’s always better to have a strong professional relationship on the other side.
